About MFL Homes
MFL Homes provides property maintenance, repair, improvement and property-care services to homeowners, landlords and property managers across selected areas of Lake, Orange, Osceola and Polk counties in Central Florida.

Services
MFL Homes offers a range of property maintenance and improvement services, including general home repairs, fence and deck repairs, door and window repairs, drywall repair, painting, caulking and sealing, gutter cleaning, pressure washing, soft washing and exterior property care. We also offer Home Care Club memberships, Home Watch visits and storm-preparation support where available.

All services are subject to availability and may vary depending on location, scheduling and property condition.

MFL Homes does not undertake work requiring a specialist trade or contractor license unless the work is performed under the appropriate license or through a properly licensed and insured contractor. We reserve the right to decline or refer any work that falls outside our authorised scope of services.

Membership and Recurring Services

Home Care Club memberships, Home Watch plans and other recurring services may be subject to separate service agreements setting out the selected plan, visit frequency, included allowances, payment arrangements, access requirements, cancellation terms and service limitations. Where a separate service agreement applies, its terms will take priority over these general website terms if there is any conflict.

Quotes and Estimates
Any quote or estimate provided by MFL Homes is based on the information available at the time. Quotes may change if additional work is required or if unexpected issues are discovered during the project. We will communicate any changes before proceeding with additional work where possible.

Quotes do not guarantee availability of services on a specific date until the work has been confirmed and scheduled.

Payments
Payment terms will be agreed before work begins. Depending on the type and size of the project, a deposit may be required before services are scheduled. The remaining balance may be due upon completion of the work unless otherwise agreed.

Failure to make payment within the agreed timeframe may result in services being postponed or suspended. Any late fees or additional charges will only apply where they have been disclosed and agreed in advance.

Customer Responsibilities
Customers must ensure that the property is accessible and safe for our team to carry out the work. This includes providing clear access to the areas where repairs or maintenance are required.

Customers must also inform MFL Homes of any known issues, hazards or special conditions that could affect the work.

Limitation of Liability
While MFL Homes strives to deliver high quality workmanship and reliable service, we cannot be held responsible for delays caused by weather, material shortages or circumstances beyond our control.

MFL Homes will not be liable for indirect, incidental or consequential damages that may arise from the use of our services or the website.
